Aside from the total comfort and joining others suggested, I'd thoroughly investigate any thing in the room that your child could be reacting to. Is the carpet new? are you using a flooring that he's reactive to? perhaps a leak somewhere that has led to mold? a strong cleaner?has the room ever flooded? (we pulled up the old flooring in our old playroom a year into our program and found a horrible case of mold under the old linoleum.)

Are there sounds down there that may be bothering him perhaps others can't hear very well? My son and I used to be bothered by a phone ringing sort of sound the pipes in the bathroom made that no one else could hear until we had another sound sensative volunteer who mentioned it.

Is the lighting different there than where he does better? Something about the color of the walls? Perhaps by becoming a bit of a detective, you might find something that could make a difference.
